Selling A Mountain Home
When we decided to sell our little mountain paradise we didn't hesitate to engage Lou. We've worked with him to buy and sell multiple properties in the Boulder area. We wanted to find a buyer quickly, but also one who would love the house the way we did. It was an unique property that required a strong understanding of the local market and expertise in marketing non-traditional properties. As always, Lou did an amazing job. The house sold within days to perfect buyers and the process was flawless start to finish. He really is incredible and I don't hesitate for a minute to recommend him to my friends and colleagues. Lou was a fantastic agent who helped us buy the right home with no pressure. As first time home buyers, we relied extensively on Lou's expertise and connections in real estate and he never let us down. He patiently showed us many homes while we were looking for just the right one. He helped us put an offer on one house, then helped us withdraw it when the inspection didn't come out well. At no time did we feel pressure to buy a house we weren't completely comfortable with. Recently, I moved from Colorado to the East coast for an Opportunity. A few years back Lou had helped me buy the perfect house. I was so impressed with his services, that I had recommended him to anyone I knew who were looking to buy or sell a house. And the people who I referred to Lou had only great things to say about him. Naturally, when I had to sell my house, I called Lou, and I’m so glad I did. My house was not very old, but after 11 years, it had a list of things that needed to be fixed. I was moving in a rush, there wasn’t time to fix everything, but Lou knew what the buyers would notice on showings and narrowed it down to a few items. These days, around the Denver area, it’s so hard to find the contractors that are reliable and are available within a few weeks. I’m anything but handy, so before putting the house on the market, Lou helped me power wash the front elevation, paint the patio, and fixed broken tiles on the yard. Once we got the house ready, it was listed and we got an offer within couple of days. I wanted to sell quick, so I was ready to accept it, but Lou had a strange feeling that the buyer had never toured the house personally. Guess what? Lou was right. Before accepting the offer, Lou wanted the seller or someone from his close family come and look at the house. Somehow, he made that happen. After the second showing, to the buyer who had already made the offer, Lou became reasonably confident that the offer was genuine; and only then he advised me to accept the offer. This yet another example of Lou doing the hard things to protect his client’s interest, instead of taking the easy way out. After the inspection, the buyer’s agent just forwarded the whole inspection list and wanted everything fixed. The list from home inspections are typically tedious with a lot of nit-picks, the buyer wanted them all fixed! Any seller would’ve rejected it and terminated the deal. However, I had already moved and had to sell the house, so Lou went to my house, verified every little detail on the list, discarded all the nit-picks, and came up with a few reasonable items that we should fix on the counter-proposal. Lou ‘s knowledge of construction was very helpful in the preparation of our counter offer. The buyer accepted it. Lou worked the phone with the contractors he trusted and got all the items fixed, payed them upfront out of his pocket and invoiced me; the costs were very reasonable. Finally, he couldn’t find someone to fix the fence post before closing, so once again, Lou fixed it himself, and didn’t charge me a dime. I had also left an old couch and few items that I didn’t want to take. Lou and one of his guys took care of it. My new job has kept me extremely busy, not a single free weekend for the past few months, without Lou’s help I would’ve lost my mind before closing; which I’m writing him a review on my first free weekend on the east-coast! By now you can tell Lou is my guy, that’s because I’m his most important client. Interestingly, that’s how all my referrals’ Lou, felt about him—he treated them as if they were his most important client.

After emailing 2 other realtors & getting no response, I emailed Lou at almost midnight one evening & I woke up to a reply from him at 6 am the next morning. I immediately knew this was the guy for me. Being a first time home buyer I honestly had no idea what I was doing. Lou was great, he literally walked me though everything. He broke down the entire process for me & had no issues with the 8 million questions I threw his way. Lou goes above and beyond for his clients. He was on the ground pushing stone away from the foundation to see if the owners were trying to hide something. He would lay his flashlight on the floor to see if it rolled and the floors were level. He was getting into crawl spaces to make sure he didn't see issues He was up on the roof checking to make sure it was in good shape. That's just a couple examples of Lou's amazing dedication to making sure you find the right house. It didn't end there. Once we found the house I wanted Lou was there fighting to make sure I got the best price possible. He also fought to make sure the items we found during the inspection were taken care of by the seller. Thanks to Lou I have a brand new roof on my house & prior work that was unpermitted Lou was able to have permitted, inspected & signed off on. It's been a little over a week since I closed & Lou has continued to follow up with me to remind me about about things I need to handle & to make sure there isn't anything else he can help me with. I really can't recommend Lou enough. If you are looking to buy or sell a house & you want someone who will truly be in your corner 100% of the way, Lou is your man.

Being a first time home buyer is extremely intimidating, and he has gone above and beyond to help us find the best house for us. We went under contract with our first home, and Lou helped us every step of the way with his extensive knowledge about the loan process, inspections (we chose to have a sewer and home inspection,) and contract procedures. At the end of our home inspection, we had 2 major issues with the house show its colors. After talking with the inspector and Lou, we decided to terminate our contract (such a touch process to go through and not see into fruition!) Lou was always honest, never pushy and truly looked out for our best interest. I am so grateful that we are lucky enough to have him as our realtor because I don't believe that many others are such genuinely great people. We used him on a build and he got us concessions on new construction where there were none to be had. Most importantly he protected me from me. It's easy to fall in love with a purchase or build and Lou insisted on taking the time to make sure we made the right decision. He slowed me down so that I was sure we were in the right area, we were happy with the builder and that we did thorough research on the area and future changes. Big Effort, Bigger SuccessLou is an impeccable real estate agent. If he asked me what he could do better as a realtor, I wouldn't have any advice for him. He knows the Broomfield housing market very well. Lou navigated me through the home buying process and paperwork not only once but almost twice. I terminated on the first house I was trying to purchase due to multiple inspection issues with the house. I never thought of performing a sewer scope or checking with the City of Broomfield for all the permit history and that helped me with the decision to find a better home. New BuildWe hesitated contracting a Buyers Agent as our focus was on new construction and other people have said a realtor isn’t needed with new construction, (everyone receives the same deal). I wasn't sure if a Realtor would be an asset given that the builder has a Realtor. We spoke with Lou and he advised that the builder's salesperson works for the builder whereas Lou would be an advocate for my husband and I. We are extremely happy we had Lou as our agent when we purchased our new home. His knowledge and advocacy were instrumental in every step of the process. Lou presented us with a few comparable sold properties in the subdivision that had been recorded in public records so we had an idea what other have paid for similar homes in this newer community. He was able to negotiate several additional incentives including a refrigerator, garage door opener and expanded wood flooring. Lou was present at the New Homeowners Orientation and helped find several builder flaws that we would have certainly overlooked. He continues to be involved in conversations/negotiations with the builder on our behalf. One of the flaws we found at the orientation was the fireplace tile, it wasn’t perfectly straight. The builder agreed to replace the tile but only with the same standard ceramic tile. Lou was able to get us a credit to select tile at the design center and customize the fireplace rather than use the standard tile due to the inconvenience. Lou continues to work on our behalf after closing and receiving a commission. I highly recommend Lou without hesitation. He is professional, thoughtful and a bulldog when necessary. We worked with Lou in 2010 to purchase a home when we relocated to Colorado and again in April 2014 when we sold our home (for our move out of state). From the very beginning Lou was knowledgeable, flexible, and professional! Although we weren't a big-ticket purchase (for the Boulder area), he made time to show us houses when we we could get to town, he listened to what we really wanted and helped us find a home that met all of our criteria, and he was available when we needed him. This property was not in my budget initially, and was only 16 DOM, but after Lou proposed a game plan we decided to make a low offer. I went with his advice and at the end of the day I purchased this duplex/income property for below market in a real estate market that was increasing at a high rate during summer 2013. Lou was also able to negotiate several thousand dollars in seller credit for brand new electric service to both sides of the duplex. This was the second property I purchased with Lou in 2013.
